What the CL-100 Covers

The CL-100 is broader than a standard termite inspection. South Carolina’s form, regulated by Clemson University’s Department of Pesticide Regulation, addresses every wood-destroying organism and related structural risk factor visible at the time of inspection. That scope sets it apart from WDI forms used in many other states.

Organisms the Report Addresses

The CL-100 covers a wider range of wood-destroying organisms than many buyers and sellers expect:

  • Subterranean termites, including Formosan termites, which are particularly aggressive in coastal South Carolina
  • Drywood termites
  • Carpenter ants and carpenter bees
  • Powder post beetles and old house borers
  • Wood decay fungi, which thrive in the Lowcountry’s high-humidity environment

Beyond organisms, the CL-100 requires moisture meter readings in crawl spaces and substructure areas. The inspector also documents conducive conditions: wood-to-soil contact, standing water, poor drainage, and excessive moisture that put the structure at heightened risk. The report records the presence or absence of active or past infestations, visible damage, evidence of prior treatments, and those underlying conditions.

One important clarification: the CL-100 documents visible conditions at the time of inspection. Areas behind walls, under floors, and other inaccessible spaces fall outside its scope. The report is not a warranty.

How the Inspection Process Works

Our inspector conducts a thorough visual examination of all readily accessible interior and exterior areas of the structure, including crawl spaces, attics, foundation walls, and exposed wood. We look for live insects, termite shelter tubes, mud tubes, wings, dead insects, hollow or damaged wood, and signs of prior treatment activity.

After the on-site assessment, findings are compiled into the Official South Carolina Wood Infestation Report. The report is valid for 30 days in South Carolina. If closing is delayed past that window, a new inspection is required before the lender can proceed.

If the report isn’t clear, the mortgage lender will typically pause the loan process until documented issues are treated and conducive conditions corrected. Under the standard South Carolina contract, the seller is generally responsible for treating any active infestation the report identifies. Once remediation is complete and documented, a re-inspection can confirm the issues have been addressed so the transaction can move forward.
